MEETINGS: Board meetings are held monthly in person November through April on the first Friday of the month at 8:30 am in the Conference Room. The board meets remotely May through October as needed. General meetings for the membership are held monthly in person November through March (April if needed) on the Tuesday after the first Monday of the month at 3:30 pm in the Clubhouse.

CPI INCREASES FOR 2025: The CPI (Consumer Price Index) is used to calculate the increase in lot rents for the majority of the mobile home and resort residents. The CPI is taken from the US Bureau of Labor Statistics website (www.bls.gov/data) for all US Cities for all Urban consumers (CPI-U) from the months of August through July of the previous year. Using this time frame, allows us time to review the calculations and challenge if necessary as well as providing the 90 day notice required by Chapter 723. The board received a notice of the increase in early October 2024 for the 2025 CPI increase. We have checked the calculation and we believe it is correct at 3.3%.

MARKET VALUE INCREASES FOR 2025: The market value increase for lot rents for 2025 is 4.5%. This was sent to us from Murex. Representatives from the board met with Murex representatives on November 11 and the 4.5% increase was explained.

NOMINATIONS FOR THE BOARD OF DIRECTORS: We are looking for a few good men and/or women to run for the BTMHOA Board of Directors. The commitment is for a 3 year term. Responsibilities include attending monthly board and general meetings and assisting in the working of the board. If you are interested in running, please contact Joanne Thomas at 508-324-5276.

PROPOSAL FROM MUREX: It has been proposed by Murex that the determination of the lot rent increase annually be changed to a simpler way for the 2026 increases. At present, the increase is calculated by using the average of the average monthly CPI-U increases for the months of August through July before the notice of the increase is due. This formula is cumbersome and confusing. The proposal includes two parts: 1) The CPI increase for any year will be the July average CPU-U posted by the US Department of Labor Statistics for all US Cities. 2) All residents in the mobile home and resort sections will have a January 1 rate increase anniversary date. Murex has offered to compensate residents who currently have an anniversary date of April, July and September. Exactly how this is done has yet to be determined. This topic will be discussed at a future general membership meeting.
